General Policies

  • Do you accept Section 8 or other housing vouchers?

    Yes. All of our communities welcome housing vouchers. Approvals are based on specific voucher details and standard income requirements.
  • Do you have income-restricted units?

    Yes, we offer income-restricted apartments at select locations, including Burlington, La Villa, Tyler Park, and Tabor Grand.
  • Are there any dog breed restrictions?

    Yes. Breed restrictions are based on county guidelines. Restricted breeds include, but are not limited to: American Pitbulls, Rottweilers, Akitas, Cane Corsos, Presa Canarios, Bull Mastiffs, Staffordshire Terriers, Dobermans, Dutch/German/King Shepherds, Dalmatians, Chow Chows, Fila Brasileiros, and Wolf Hybrids.
  • How many pets are allowed?

    We welcome up to 2 pets (cats or dogs) per apartment at the majority of our communities.
  • What are the pet fees?

    There is a one-time $300 refundable pet deposit and a $35/month pet rent per apartment.
  • Is smoking permitted on the property?

    No. All of our communities are strictly smoke-free. This includes nicotine, e-cigarettes/vaping, and marijuana.
  • How long does it take to receive an application response?

    Our standard processing time is 24 to 48 business hours after submission.
  • Is renters insurance required?

    Yes, all residents are required to carry a minimum of $100,000 in liability insurance.
  • Are applicants with felony records eligible?

Leasing & Resident Services

  • What utilities are included in the rent?

    The majority of our properties utilize an allocated utility method (RUBS). Because utilities vary by location, please reach out directly to the property's management team for specific details.
  • How do I set up my resident portal?

    If you have already submitted an application, you will use the exact same login credentials to access your resident portal.
  • How do I make rent payments?

    Payments can be made online via the resident portal using ACH, Credit Card, Debit Card, or WIPS. Please note that card payments incur a 2.95% processing fee. For a step-by-step walkthrough, check the "Help" section inside your portal.
  • Can I transfer to another apartment or community?

    Transfers are subject to property availability and approval. To qualify, residents must have no more than 3 late payments, no active lease violations, and their current apartment must be in good condition upon inspection.
  • How do I add or remove someone from my lease?

    Please contact your Community Manager for approval and specific details, as administrative fees may apply. Note that security deposits always remain with the physical apartment unit.
  • Is there assigned parking, and what are the fees?

  • Is there a package room?

  • Is there a resident referral program?

    Yes! Most of our communities offer a resident referral bonus, averaging $250 if your referral signs a lease. Check with the leasing team for your community's exact program details.
  • How do I renew my lease?

    Renewal offer letters are sent out 60 to 90 days before your lease expires detailing your available terms. Once you select your preferred term, the new lease will be sent directly to your email and resident portal for digital signing.
  • How do I submit a notice to vacate?

    You must provide a written notice via email to the community staff stating your specific move-out date. A minimum 30-day written notice is required per your lease agreement.
  • What is your lease break policy?

    Responsible for rent until lease end; optional buy-out equal to two months rent + concessions repayment.
  • What is the requirements or moving out.

    You must provide a written notice, forwarding address, cancel utiliies, and return all keys to the office.
  • What do I do for noise complaints?

    Contact office during hours; call police after hours and request report to be sent to the management team.
  • Is there an AI assistant (e.g., EliseAI) available for questions and support?

    Yes, we have a chat bot that can help answer your questions.
  • Are subletting or short-term rentals (e.g., Airbnb) permitted?

    No, subletting or short-term rentals are prohibited.

Maintenance & Support

  • Is there a maintenance on-call service for after-hours emergencies?

    Yes. For after-hours emergencies, log into your resident portal and follow the emergency prompts (or press #3 if calling) to submit your urgent request.
  • What qualifies as a maintenance emergency?

    An emergency is defined as an immediate threat to life, safety, or property. This includes: Fire, active water flooding, blood hazards, gas leaks, or a total loss of heat during freezing temperatures.
  • What should I do if someone is parked in my reserved space?

    Please locate your signed parking addendum and contact the designated towing company listed on the property signage to clear your space.
  • What happens if I lose my keys or get locked out?

    Traditional Key Buildings: You will need to contact a local locksmith if a lockout occurs after business hours. FOB/Smart Key Buildings: Please contact our emergency maintenance line. You will be required to present a valid government-issued ID to verify residency before being granted entry.
